Sealcoating

Asphalt sealcoating is the process of applying a protective coating to asphalt pavement to preserve its appearance and extend its lifespan. Here’s a quick overview:

Sealcoating services carry a limited warranty for 12 months against peeling or flaking. Warranty excludes damage from snow plows, heavy equipment, oil spills, or acts of nature.

What It Does:

  • Protects against damage from water, oil, UV rays, and chemicals.
  • Prevents oxidation and cracking.
  • Improves appearance by restoring a dark black finish.
  • Extends the pavement’s lifespan, reducing long-term repair costs.

Limitations

Sealcoating is a protective coating and not a repair for structural damage. Cracks may reappear, and the product may wear faster in high-traffic.

When to Sealcoat:

  • New asphalt: Wait 6–12 months before sealing.
  • Existing pavement: Every 2–3 years for optimal protection.

Sealcoating is not a repair product. It’s a preventative maintenance treatment designed to protect asphalt, not fix structural damage.

Here’s what sealcoating does not do:

  • Does not fill potholes
  • Does not repair alligator cracking
  • Does not fix drainage issues or base failure
  • Does not replace missing or crumbling asphalt

What sealcoating does:

  • Seals the surface to prevent oxidation, water intrusion, and chemical damage
  • Helps slow down aging
  • Improves appearance
  • Aids in preventing minor cracking and wear from getting worse

Think of it like sunscreen for asphalt — it doesn’t fix damage, but it helps prevent it from happening in the first place.
